Barton Hills Neighborhood

The Greater Austin Area’s explosive growth has made all housing close to downtown desirable, and few regions offer neighborhoods with such easy access to downtown and the city center as Barton Hills.

Most of Barton Hills’s homes are established mid-century properties, but new builds are available periodically, as are redeveloped properties that pop up occasionally in place of demolished old properties. The variety of different builds has meant that there’s something for just about every potential home buyer in the area.

A mix of old and new is the lay of the land in Barton Hills, where mid-century homes stand side by side with ultra-modern builds that have popped up on reclaimed land after an older property was demolished and replaced. The rolling landscape of the community makes it a picturesque place to live, full of lively trees, and existing homes with character and history.

Barton Hills’ close proximity to both Central Austin, South Austin and Downtown Austin make it the envy of Austin for many, as nothing of interest is far from a homeowner’s front door.

Barton Hills Lifestyle

Barton Hills homeowners enjoy outdoor recreation options as part of the laid back way of life the community embraces. Residents get to promote an active lifestyle effortlesslythrough sports or other fun activities in Zilker Park and then swim in the park's renowned Barton Springs to cool down.

The neighborhood is within walking distance of Zilker Park, which can be especially advantageous during park hosted events like Austin City Limits Music Festival. Locals also hike the Barton Creek Greenbelt and tube down the creek. Alamo Drafthouse Cinema, the High Ball, and favorite local restaurants line the streets with dining options along South Lamar Boulevard. Austin’s very own born and bred grocer, Whole Foods, maintains their flagship store less than 2 miles away from Barton Hills along with more of the dining and cultural variety of Downtown Austin.

The beauty of nearby greenbelts and lakes are short drives away, and ultimately all of the city is within reach for a Barton Hills resident, and much of it is even walking distance or biking distance. Bicycle lanes are available throughout Barton Hills, making it a particularly inviting community for avid cyclists.

Barton Hills Schools

Austin Independent School District (AISD) serves the students that live in Barton Hills. With a district-wide enrollment of 84,500, AISD operate 129 different schools, among them are 84 elementary schools, 18 middle schools, and 16 high schools. AISD determines which schools that students will attend based on where their residence is located within a region.

Private and religious schooling options are also readily available for parents that seek alternate educational opportunities for their children.
