Central Austin Neighborhoods

The Greater Austin Area explosive growth has made all housing close to downtown desirable, and few regions offer neighborhoods with such easy access to downtown and the city center as Central Austin.

Neighborhood architecture is versatile and varies from traditional homes to sleek and modern condos.

Prospective home buyers have flocked to Rose dale, West Campus, Eastwood, N. Campus/Dean Keeton, Hancock and parts of Hyde Park for single-family homes, condos, and townhouses. Vacant lots are at a premium and it’s difficult to find empty space to build.

The thriving art, bar, vintage shopping and food truck scene in Central Austin give it a colorful nightlife and mean that a fun weekend is close to home. Central Austin is a popular area for home buyers looking to be centrally located in neighborhoods that allow residents to live, work and play near the very heart of the city.

Most of Central Austin’s homes are established mid-century properties, but a growing number of new and modern builds are popping up throughout all the desirable neighborhoods. The variety of different builds has meant that there’s something for just about every potential home buyer in the area.

Central Austin Lifestyle

Young professionals and young families alike are a normal sight in Central Austin.

The well manicured neighborhoods offer safe parks and close access to all the outdoor recreation and green spaces that Austin and the nearby Texas Hill Country have to offer.

Austin staples such as Rainey Street and 6th Street are quick commutes, as is virtually every part of town due to the area being so centrally located. The beauty of greenbelts and lakes are short drives away, and ultimately all of the city is within reach for a Central Austin resident, and much of it is even walking distance or biking distance. Bicycle lanes are available throughout Central Austin, making it a particularly inviting community for avid cyclists.

The community seem to enjoy the best of both worlds with quiet and serene neighborhoods that allow residents to zip in and out of Austin’s cosmopolitan centers with little hassle.

Central Austin Schools

Austin Independent School District (AISD) serves the students that live in Central Austin. With a district-wide enrollment of 84,500, AISD operate 129 different schools, among them are 84 elementary schools, 18 middle schools, and 16 high schools. AISD determines which schools that students will attend based on where their residence is located within a region.

Private and religious schooling options are also readily available for parents that seek alternate educational opportunities for their children.
