The Villages at Western Oaks Neighborhood

The Village at Western Oak is a southwest Austin community that is east of Hwy 290 and west of the Legend Oaks subdivision.  This community offers community swimming, jogging trails, park and more. This community covers five neighborhoods, and over 600 acres, with 1622 homes in the Villages. Some of the earlier sections built between Beckett Rd. and Escarpment Blvd. along Abilene Trail do not have a mandatory home owner association. Properties in other sections built to the south toward Circle C Ranch have a mandatory membership in the New Villages of Western Oaks HOA (fees currently around $150/year). The development of this area began in the late 1970’s, and the last homes built in the neighborhood were completed in 2005. Lots have a larger feel, and the trees and plant life in this community are mature and large.

The Villages at Western Oaks (VWO) is a neighborhood in a prime location, approximately 10 miles from downtown Austin with all its nightlife, restaurants and culture. VWO has easy access to Mopac (Loop 1), IH-35 (via W. Slaughter Lane, or Mopac/290), and US 290 and the Hill Country. Shopping centers, grocery stores and dining options are readily available along W. Slaughter Lane all the way up to I-35.

Commuters love that this bedroom community is so close to everything, yet enjoys a serene suburban setting that provides home owners an escape from the bustle of the city when they need it.

The Villages at Western Oaks Lifestyle

The Village at Western Oaks is also located near Shops at Arbor Trails shopping center at Mopac and William Cannon, and the new Escarpment Village at W. Slaughter and Escarpment Blvd. All of the trails and fun of the nearby greenbelts and lake activities are up for grabs to area residents, making weekend and outdoor fun year round events for home owners. The Karst Preserve is an 18-acre area set aside for the enjoyment of outdoor enthusiasts. The preserve has 5 caves and a sink hole (formed when a cave collapsed), wild animals and other creatures, making outdoor treks an endless source of adventure.
